We will ensure that the property is safe as we will carry out all necessary checks prior to you moving in including Gas Safety and the compliance of all housing legislation.

Holimpia recognises the diversity within London and the need to offer properties that offer a wide range of Tenancy types and duration.

Whether you are a UK resident, an international student or on a temporary work Visa, Holimpia has long term properties that you can call home for up to five years and short let properties should you wish to rent for under 6 months.

Once you have found your perfect new home, we will work closely with you to secure the property and start the negotiations with the Landlord. We will send you Holimpias application for tenancy form for you to fill in and return via email. We will use this form as a starting point for negotiations. Should we have more than one offer on the same property we will always go back to you and ask for the best and final offer.

Should the Landlord accept your offer, a one week holding deposit is required to remove the property off the market and stop viewings subject to satisfactory referencing.

Referencing Requirement:

When your offer has been accepted you will only secure the property should you pass our referencing check, Holimpia uses a third-party referencing company “Rent Check”.

Rent Check will carry comprehensive checks and would include:

• 6 year credit history search (Identifies CCJs, bankruptcies, & poor payment records).
• Proof of income / CCJ Check
• Employment reference
• Defaulter check (Bad and high risk payer’s details are held within this database).
• Reliable Acceptability score (Proven scoring system designed to assess the applicant’s overall suitability).
• Express+ includes check of legal entitlement to reside/work within the UK (RESIDE & EMPLOY+).

Once we have received satisfactory referencing, we will draw up the tenancy agreement and prepare the necessary paper works.

The contract will then be sent out to all parties and you can sign the contract using DocuSign, once all parties have signed you will be required to pay the move in monies and your ‘moving in’ date will be confirmed. We would then coordinate your inventory and check in.

The inventory check is a report we produce which details the furniture and condition of the property, this also includes any furnishing and other contents available when you move in. The inventory list is very critical step as it is linked directly to your deposit.

At check-in you will be shown around the property, once you and Holimpia are satisfied and logged the condition and items in the property, you will then be required to sign an inventory and check-in document and will be given a copy of the inventory report.

You have finally secured the property you loved and the keys to your new home will be released, you are now able to move in and add your own touches. Whether you are moving to a property that is managed by Holimpia or not, we will provide you with a move in pack which will contain landlord information.

If you have moved into one of our fully managed properties, this is not goodbye, your dedicated agent will still be by your side to ensure your smooth and happy tenancy.
