Agency Fees

Tenants Find & Tenancy Preparation 8% + VAT

We will include Professional photography of the property, Advertising on Zoopla, Prime Location, Viewings and Sourcing Tenant, Credit Checks, Right to Rent Checks, Referencing (up to 4 tenants), AST (Tenancy agreement), and checking the tenant in the property. We will also include a Property Inventory check-in, and we will help you to get the property ready for the tenant, such as arranging for your GAS Certificate, EICR, EPC and professional cleaning of the property.

Tenants Find & full management 12% + VAT

This will include all the above points as well as managing the property and the tenants on a daily bases.
As part of the management, we will::
-Help Tenants to switch the bills to them
-Deal with Any upcoming issue of the property and provide you with the best quotes for each issue
-Give access to any job that needs to be done (if the tenants are not available)
-Run an intermit-visit once per year to inspect the condition of the property along with a professional Inspection report
-Last but not least give you Peace of mind

Our Services

Rent Collection via Payprop 2% + VAT

Payprop is a leading payment and reconciliation platform for the residential lettings industry that automates rental Payments and Maintenance. It will send Invoices to the tenants to collect the rent every month and transaction statements to Landlords for easy and organised accountability.
Tenants will also report any maintenance issue through the platform, so landlords can see the time, date, picture and description of any issue reported to give full transparency on our side. A setup fee of £35,99 will be required.

Rent Insurance via Goodlord £30/40 pm

Rent protection and legal expenses insurance based on a tenancy length agreement of 12 months with optional auto renewal.

Property Inventory Report £120/200

Professional Inventory report of the property condition to avoid any useless disputes for a deposit release on any proven damage done by the tenants.
Minimum price £120 for Studio/1Bed + £15 for each extra bedroom

EPC Certificate £80/100

Energy Performance Report Valid for 10 years.

We will take care to arrange an appointment at your earliest convenience to get the Certificate done at £80.
Price will increase at £100 if we have to give access to the property.

EICR Certificate £150/200

Electrical Installation Condition Report Valid 5 Years

We will take care to arrange an appointment at your earliest convenience to get the Certificate done at £150 up to 3 Bedroom.
Price will increase if we have to give access to the property and if there are more then 3 Bedroom.

GAS Certificate £90/120

Gas Certificate Valid 1 Year.

We will take care to arrange an appointment at your earliest convenience to get the Certificate done at £90.
Price will increase to £120 if we have to give access to the property.

Refurbishment Works Price by quote

We will find the right contractors for your needs; introduce him to you, help you get quotes and negotiate quote prices for the best outcome.
