Our Guide To Buying A Property

1.  Arrange your mortgage

It is advisable before searching for your new home to arrange your finances and, if required, have a mortgage agreed in principle.

2.  Register Your Interest

Call us or make an appointment here to see us to discuss your property requirements with one of our dedicated agents.

3.  Find A Property

Once we have a very clear understanding of your ideal home, you will receive a selection of properties that match your criteria.

4.  Viewings

Whether it’s before or after work, we’re open at times to suit you and we’re always happy to accompany you to all your viewings.

5.  Instruct Your Solicitor

An experienced solicitor will ensure a smoother transaction. We have a variety of local solicitors that we can recommend if you need a helping hand!

6.  Making An Offer

Once you’ve found your perfect property, it’s time to make an offer. We will put your offer forward to the seller both verbally and in writing. Remember; There are no legal obligations on either side until contracts are signed.

7.  Offer Agreed

Once your offer is accepted by the seller, we’ll prepare a memorandum of sale, contact all parties to confirm the agreed price and ask you to confirm your solicitor’s and mortgage broker’s details.

8.  Conveyancing Process

Your solicitor will now contact the sellers conveyancer to obtain, check, review and advise you about the contract pack.

A completion date will then be set and contracts are formally exchanged to confirm that both parties are legally committed to the transaction.

9.  Survey & Mortgage Offer

A survey of the property will be booked by a surveyor on behalf of the mortgage lender to identify any structural problems and advise on the property’s value.
You will need to sign before it is returned.

10.  Exchange of Contracts

Once all enquires have been confirmed and agreed it’s time to exchange and sign contracts. Your solicitor will prepare a completion statement, carry out pre-completion searches and apply to your mortgage lender for the mortgage loan.

11.  Completion

Once the residual monies are transferred the process is complete. The seller vacates the property by the agreed time and your solicitor sends the proceeds of the sale to the seller’s Conveyancer.
